The face of the retail market is changing more rapidly than any other sector in commercial real estate. Now, more than ever, engaging an experienced Advisor is vital. The SVN | Vanguard retail team is on the cutting edge of helping owners and tenants alike reimagine retail spaces.
We know that ownership of a strip center, be it large anchored, shadow anchored mall, or a large regional power center, can come with uncertainty in today’s current climate. Our retail team is committed to bringing the most value and expertise to our clients in the face of change. Our Retail advisors are market experts when it comes to Southern California and national trends, as definitions of anchors are rewritten, and tenants look to accommodate changing customer preferences. We focus on retail of all sizes and have access to retail properties all over the country though our SVN national network, offering a perspective that cannot be gained from one market alone.
The SVN | Vanguard multifamily team has the national perspective and local market experience to advise owners of single properties, as well as those with geographically diverse portfolios. Perhaps more vital in this sector than any other, our national reach offers insight into the viability and potential success of a multifamily asset. We leverage this insight to the benefit of our clients when advising on the sale or purchase of assets on both the local and national level. We do not discriminate by size and routinely work with properties ranging from small apartment buildings in tertiary markets to institutional multi-state portfolios. We are committed to building long-term client relationships which involves adding value throughout the multifamily property spectrum.
The experts at SVN | Vanguard lead a national team devoted to the purchase, sale, and leasing of raw land in Orange, San Diego, Riverside, Los Angeles, and San Bernardino Counties, as well as throughout the United States. We are prepared to advise and guide clients with all the relevant information that could impact the feasibility of each investment such as location, population shifts, cycles of consumer behavior, development opportunities and new zoning laws, to name just a few.
SVN | Vanguard can help if you wish to:
While some brokerage houses tend to work on either the tenant or the owner side of transactions, we do both. This offers our clients optimal insight in negotiating the best possible terms.
SVN | Vanguard actively works with developers, owners, banks, and investors, not only in Southern California but throughout the country, to maximize NOI, valuation, and determine highest and best use for properties. As part of the SVN Network, we have access to state-of-the-art technology and business intelligence platforms that are not readily available to other brokerage firms. Our leasing professionals help principals add value to their assets. This decreases vacancy rates, maximizing occupancy and the value of the asset.
SVN | Vanguard’s tenant representation services are available to both regional and national tenants. We equip tenants with the best market knowledge and recommendations to make sure landlords are competing for their tenancy. The result is the right space for the right cost.
SVN’s national auction platform expands reach while still providing local expertise in all product types. Our auction platform guarantees true market value by creating an environment where maximum competition is possible, resulting in maximum value.
Open Outcry Auction
The open outcry is the traditional and most widely recognized auction method. The seller sets the terms and before the auction takes place, pre-sale marketing and due diligence are completed. Bidders are pre-qualified with proof of certified funds. The live event takes place at a predetermined date, time, and location.
Also held at a predetermined date and time, the sealed bid model includes preset terms of sale. Private offers are submitted to a specified location and sealed, as opposed to openly presented in front of other bidders. The seller then reviews the offers in a closed-door environment. This format allows more control over the transaction. The sealed bid auction tends to be more ideal for hard to value assets, where the seller has the option to request “best and final” offers from qualified buyers in a competitive price range.
Across all commercial real estate asset classes, SVN | Vanguard’s sale/leaseback team is equipped with both national and local expertise. Our team assists investors in finding opportunities that meet their investment and credit criteria, while advising on relevant market conditions. We have relationships with capital partners who are also fluent in the sale/leaseback process and can assist investors in building vital long-term partnerships.
We understand that each property is unique and that a one-size-fits-all approach to property management is ineffective. We have a knowledgeable team of property management experts with experience and understanding. Placing ourselves in the shoes of a landlord, we find savings and solutions that will improve or maintain asset value, retain tenants and identify cost efficiencies. Our goal is to achieve maximum returns for our clients by improving cash flow and adding value over the life cycle of the property.
As a part of the SVN network, we are highly connected through a culture of collaborations which informs us on best practices being implemented nationwide. SVN has approximately 41,000,000 square feet of commercial properties under management, along with more than 25,000 multifamily units and 4,800 student housing beds. This places us within the top 10 firms in the nation according to Commercial Property Executive magazine.
